Lifting the burden of being a landlord is the goal of 3PM Property Management based out of Rhinelander. Kathy Dolch, owner/broker, oversees this company, which is a division of Century 21-Pine Point Realty. Justin Fox is the Property Manager for 3PM Property Management, and heads the daily management operations.
Kathy opened this Division of Century 21-Pine Point Realty in January, and she and her staff have the knowledge and experience to market, manage and maintain rental properties no matter what the situation. “We have a wide range of scenarios where people own property but they can’t be here to manage it,” said Justin.
Those scenarios vary widely. Many 3PM clients have property for sale that isn’t selling in this sluggish economy, but aren’t in the area to care for it. Sometimes clients will purchase property with the intent of retiring to it in a few years, but in the meantime want to realize an income, and others may own a property that has family ties and they just don’t want to part with it.
“No matter what the case, we are here to help property owners have peace of mind when it comes to how their property is managed,” Justin said.
A property owner that contracts through 3PM Property Management can expect a variety of services. One of those includes is a thorough interview with the property owner to determine rental income and the many options available through 3PM. Those include regular inspections of the property, an extensive marketing plan to get the property rented, thorough tenant applications and screenings, securing deposits and monthly rents, preparing monthly computerized statements of property income and expenses and a year end statement for tax purposes.
In addition, Justin contracts out home maintenance professionals if there are mechanical issues such as plumbing problems or home repair concerns. These professionals are also thoroughly screened before they are contracted through 3PM.
Screening potential tenants is another service offered through 3PM Property Management. This includes checking references, credit reports and background checks. Justin makes sure tenants are aware of any special provisions the rental agreement may contain like non-smoking clauses or pet allowances. Tenants can also earn points by taking good care of the property they are renting. Points can be earned by keeping the sidewalks free of snow, or maintaining a regular garbage removal routine, or even just making the lawn and outside area look tended and cared for. Once they earn a certain number of points, they can redeem them for coupons for free lunches, a pizza or other services within the community. “That’s a win-win program, not only for the tenants, but the property owner’s as well,” said Justin.
3PM Property Management also provides individualized computer portals, where tenants can email in questions or concerns, and property owners can keep up to date on what is going on with their property. This company also has a Facebook page and will soon be on Twitter and LinkedIn.
Justin believes one of the biggest positives of his success is keeping an open line of communication between himself and his clients. He feels that’s a good way to give his customers peace of mind when they can’t be in the area to personally take care of their property.
“Our job is to take the worry out of owning property when a person is not in the area to attend to all the little details of property management,” he said.
